This is a six level commercial office building with basement car parking, located in Sydney’s Walsh Bay.

The main mechanical services features are:

• Ground floor land levels 1 to 5 inclusive are served by a central chilled water system comprising two air cooled screw type chillers.
• The chilled water is reticulated to the roof plant room chilled water air handling units through a chilled water circuit circulated by two centrifugal water pumps. Each pump is complete with variable speed drive controller.
• Using the above base building chilled water provides supplementary cooling for future tenant requirements.
• The air conditioning system comprises of one multi zone air handling unit located in the roof plant to serve at outer zones and one single air handling unit to serve the centre zone of all floors via a central duct riser system with duct runs out for each floor.
